1.We don't list the usual developments that most of our competitors
do. Our aim is to offer our clients the properties that are popular

believe are 'suitable' for non-residents. In our view this is really important

investment will be largely based on the future demand from the domestic

2.Off plan gains and Rental Guarantees. As the majority
of our properties are new build, in most cases our listings will have
at least 6 months lead time until building completion, in certain cases
this off plan period can be as long as 2 years. Buying off-plan allows
investors to secure a property at today's values with little or no initial
outlay, in a rising market this can be highly advantageous as on building
completion the property may be worth significantly more.
Almost all of our properties offer the option of an attractive rental
program. Whether by means of long term commercial lease agreements as
under the 'leaseback' scheme or by way of comprehensive insurance backed
guarantees as with our traditional Buy-to-let deals , these investments
come with the peace of mind of having a secure source of income on completion
of the property.
3.Unrivalled mortgage products. We understand the importance
of using the right mortgage to make an investment as attractive and efficient
as possible. In the past the French lenders have been a little basic and
restrictive in terms of what they will offer non-residents, until recently
a 70% LTV 15 year repayment loan was the norm, however we can now offer
our customers incredibly innovative and flexible finance solutions. These
include a fixed rate finance package where you will not need to employ
any of your own capital - deposit, Notary fees, taxes and all other purchase
costs are covered by the bank! If you are interested in buying a leaseback
investment then we have a mortgage where you can use the 19.6% VAT refund
to cover your personal deposit, furthermore the lender will 'bridge' this
VAT amount until it is refunded to you - so again you are not investing
any of your own capital to buy these superb properties.
